MEMBER FURNACE AND AC INSPECTION 09/22/23 JOSEPH & LOGAN STELLAR PERFORMANCE MEMBERSHIP COOLING SEASON INSPECTION. Performed gas leak test—pass. Checked thermostats—pass. Checked furnace air filter & blower compartment—pass. Checked furnace components, and electrical components—passed Checked all AC components, electrical components, refrigerant levels, coils, drain, line insulation, temperatures and pressures.— passed. 08/23: The heat won't shut off and there is still no hot water. Inspection found a defective zone valve head that is covered under warranty. Bypassed all zone valves until a new valve could be installed. The boiler turns on only with a call for hot water from the water heater. 09/12: Returned to reconfigure the zone valves and perform new zone valve head installation. Rewired the system back to normal operating conditions. Tested operation for all thermostats and domestic hot water. Everything is working properly.

08/24/23 JOSEPH & LANCE STELLAR PERFORMANCE MEMBERSHIP COOLING SEASON INSPECTION. Performed gas leak test—pass. Checked thermostat—pass. Checked furnace air filter & blower compartment—filter is dirty and needs replacement. Used new owner provided filter. Checked water heater tank and operation—pass. Checked all AC components, electrical components, refrigerant levels, coils, drain, line insulation, temperatures and pressures.—slightly dirty coil. Everything else passes. Tested the water for hardness and total dissolved solids—pass. Rinsed off the outdoor coil with owner’s garden hose. Discussed expired smoke detectors and missing CO detector. Provided option for new new condensate lines. The furnace, air conditioner, water softener and water heater are operating properly at the completion of the inspection. 08/19/24 JOSEPH NO HOT WATER. ZONE VALVE IS STUCK. Started troubleshooting the wiring and could not find anything wrong. Shut the power to the boiler off while I was doing the troubleshooting. When I turned the boiler back on to check the end switch on the zone valve, everything started up. I was not able to do any more troubleshooting from that point because everything started functioning again. If it shuts down again, Matt and Deb will give me a call to come back and check things out. Maintenance member annual cooling season inspection. Checked over everything on the furnace that works with the air conditioning. Also checked the air conditioner outside. Everything checks out except for the high-voltage storage device and the line set. Insulation is bad, so we presented options to the homeowner. She approved getting the work done. Tested the water for hardness and total dissolved solids—pass. Discussed options with Sheryl. Emailed the options to her. She is running late for an appointment. We need to review the options presented when it is more timely. The furnace, water heater, air conditioner and water treatment system are operating properly at the completion of the inspection. Service for a leaking backyard faucet. A competitor had previously repaired the faucet. It has still been dripping since they were here. Removed the internal faucet parts and looked inside the faucet body. Found that the seat for the faucet had a groove cut into it. The faucet most likely will always leak unless it is replaced. Replaced the flat washer with a beveled washer. It is presently not leaking, but it will most likely be only temporary due to the groove in the seat. Discussed different options for controlling the leakage to avoid opening an interior wall to replace the Fossett. Provided information on replacing the Fossett as well as discussing other options and the HVAC system. The customer enrolled in the membership plan so we will be doing their work from here on out.
